Installing a Leviton Humidity Sensor Switch — Automatic Bathroom Exhaust in Los Angeles
A single switch swap that eliminates the #1 cause of bathroom mold: forgetting to run the exhaust fan. Here's what the Leviton IPHS5 humidity sensor installation looks like in a real Los Angeles bathroom.

The Problem: Manual Switches Don't Get Used — Especially in Rentals
Most bathrooms have a standard toggle switch for the exhaust fan. Most people forget to flip it on — or flip it off too early. After 15 minutes of a hot shower, the moisture that didn't get exhausted soaks into the drywall, grout, and ceiling paint. Over months and years, that becomes mold, peeling paint, and damaged finishes. This is especially common in rental properties where tenants aren't thinking about protecting the unit. A humidity sensor switch solves this completely by removing the human step — for homeowners and landlords alike.
The Leviton IPHS5: Three Settings That Do the Work For You
The Leviton IPHS5 is a combination humidity sensor and manual switch in a single decora-style device. It has three configurable settings: (1) auto turn-on — the fan activates automatically when it detects rising humidity, no manual input needed; (2) humidity level threshold — a dial sets the trigger point (we typically set it around 65–70% RH for most bathrooms, lower for rooms already showing mold signs); and (3) auto turn-off delay — after humidity drops back to normal, the fan runs for a set additional period (10–30 minutes) to fully clear residual moisture before shutting off. It also has a manual override so you can run the fan anytime regardless of what the sensor reads.
The Before: A Standard Switch
In this job, the homeowner had a standard single-pole toggle switch controlling both the bathroom light and the exhaust fan from a two-gang box. We replaced only the fan switch — leaving the light on its original switch — with the Leviton IPHS5. The existing box had a neutral wire, which is required for the sensor to operate. No rewiring was needed.

Installation Steps
- Turn off the circuit breaker for the bathroom — verify with a non-contact voltage tester.
- Remove the existing switch cover plate and pull out the old switch.
- Identify the hot (black), neutral (white), and load (to fan) wires.
- Connect the Leviton IPHS5: line hot to LINE terminal, neutral to NEUTRAL, load to LOAD.
- Fold wires neatly into the box, secure the device, and install the matching Decora cover plate.
- Restore power, set the humidity threshold dial (we set ours to ~70% RH for this bathroom).
- Test: run a hot shower briefly and confirm the fan triggers automatically.
The Result
After installation, the exhaust fan activates within 2-3 minutes of a hot shower starting — before condensation even forms on the mirror — and runs until the humidity clears, then shuts off on its own. The homeowner said it was one of the most noticeable upgrades they'd made to the bathroom despite being a simple switch swap.
What If You Don't Have a Neutral Wire?
Older homes (pre-1990s) sometimes have switch boxes with only a hot and load wire — no neutral. The Leviton IPHS5 requires a neutral. In that case, we have two options: run a neutral wire to the switch box (adds cost but is the cleanest solution) or recommend a no-neutral compatible sensor switch (fewer options, but some exist). We evaluate on-site and give you the honest picture before any work starts.
