Introduction
Rental properties in Los Angeles often need electrical upgrades to stay safe, up to code, and competitive in the market. Tenants expect working HVAC, reliable power, and modern amenities — and outdated electrical systems can be a liability for landlords. In this project, we tackled a full electrical rehab on a multi-unit rental property in Los Angeles. The scope included a main panel upgrade with new meter and mast, a Mirage X Life mini-split installation with full HVAC hookup, and electrical wiring for a Navien tankless water heater. Here's how it all came together.
Scope of Work
- Main panel upgrade with new meter mast and service entrance — the existing service was outdated and undersized for the building's needs.
- Mirage X Life mini-split HVAC installation — including both the indoor wall unit and outdoor condenser, with full electrical hookup. Since this unit came pre-charged with refrigerant, it was essentially a DIY-friendly HVAC system that we completed the full installation for.
- Navien tankless water heater electrical connection — we provided the dedicated electrical circuit and wiring for the new tankless unit. The plumbing was handled separately.
- General electrical assessment of the multi-unit property to identify any safety issues or code violations.
The Panel Upgrade
The property's electrical panel was showing its age — crowded breakers, handwritten labels, and not enough capacity for the new equipment being installed. We replaced it with a modern panel and new meter mast, coordinating with LADWP for the meter spot and service connection. For rental properties, having a properly upgraded panel is especially important: it protects your tenants, satisfies insurance requirements, and ensures the building can handle the electrical loads of multiple units with modern appliances.
Mini-Split Installation — The Mirage X Life
The Mirage X Life is a solid choice for rental units — it's energy-efficient, quiet, and comes pre-charged with refrigerant, which simplifies installation. We mounted the indoor unit on the wall, placed the outdoor condenser on a gravel pad at the side of the building, ran the refrigerant lines, and completed the full electrical hookup including a dedicated circuit from the panel. For landlords, mini-splits are one of the best HVAC investments for rental units: they're affordable to install, cheap to run, and tenants love having individual temperature control.
Tankless Water Heater Electrical
The property was also getting a new Navien tankless water heater to replace an old tank unit. Our role was the electrical side — running a dedicated circuit to the water heater location and ensuring proper wiring and disconnect installation. Tankless water heaters are increasingly popular in Los Angeles rentals because they save space, last longer than tank heaters, and provide on-demand hot water. The Navien unit requires a standard 120V electrical connection for its control board and ignition system, plus a proper disconnect switch per code.
Why Landlords Should Invest in Electrical Upgrades
- Safety and liability: Outdated wiring and panels are fire hazards. As a property owner, you can be held liable for electrical incidents caused by deferred maintenance.
- Insurance compliance: Many insurance companies now require panel upgrades for older properties, especially those with Federal Pacific, Zinsco, or fuse box panels.
- Tenant retention: Units with modern HVAC, reliable power, and up-to-date electrical systems rent faster and keep tenants longer.
- Property value: Electrical upgrades directly increase your property's value and make it more attractive to buyers if you decide to sell.
- Code compliance: The City of Los Angeles has increasingly strict requirements for rental properties. Staying ahead of code means fewer surprises during inspections.
- Energy efficiency: Mini-splits and tankless water heaters reduce utility costs — a selling point for tenants who pay their own bills.
Multi-Unit Property FAQ
- Q: Do I need separate panels for each unit? A: It depends on your building's existing setup. We evaluate the current configuration and recommend the most code-compliant and cost-effective approach.
- Q: Can you do panel upgrades while tenants are living there? A: Yes. We coordinate the work to minimize disruption. Power outages during the switchover are typically a few hours.
- Q: Do you handle permits for rental properties? A: Yes — we handle all permitting, inspection scheduling, and utility coordination for every project.
- Q: Can you install mini-splits in multiple units? A: Absolutely. We often do multi-unit installations and can provide volume pricing for landlords.
- Q: How long does a multi-scope project like this take? A: Depending on permit timelines, the total project takes 2-4 weeks. The hands-on electrical work is typically completed in a few days.
